Residential Plan Review applies only to Single Family Residences (SFR) and duplexes.

 


IMPORTANT:

Although a condominium has residential occupancy, a commercial permit is required.

Residential Plan Review

Floor Plans


  • Location and Dimensions: Existing and proposed floor plans with location and dimensions.​
  • Description: Detailed description of proposed work.​
  • Florida Building Code Residential: Identify current code on plan.​
  • Smoke detectors: Indicate all existing and proposed locations.​
  • Wall section: Wall section for new interior walls (if applicable).​
  • Emergency Escape: Provide locations (if applicable).​
  • Ventilation: Indicate mechanical ventilation for bathrooms (if applicable).​
  • Bathroom door dimensions: Proposed bathroom door dimension for accessibility compliance (if applicable).​
  • Hazardous glazing materials: Indicate locations or provide note of compliance for hazardous glazing (if applicable).​

Structural Plans


IF APPLICABLE:​

  • Signed and sealed structural plans to the current Residential Florida Building Code and digital signature standards​
  • Live and Dead loads.​
  • Foundation details.​
  • Size and Specifications of all structural materials.​
  • All required connections ​

Driveway Submittal Requirements


  • Survey: For driveway less than 1,000 square feet assumed elevations on a 25’ grid and 10’ past the property lines.​
  • Ditches: If the driveway crosses a ditch system in the City of Tampa right-of-way, all standard details required per section IV.C.3 of the Stormwater Technical Manual must be on the plan.
  • Trees: Identify all trees within 20’ of proposed work (including species and diameter of each). Specimen trees 24” DBH (diameter breast height) require a minimum of 15’ protective distance and Grand Trees 32” DBH or larger require a minimum of 20’ from the construction.​
  • Site Plan: show the area of work; a complete site plan should be submitted for review.
  • Location & Dimensions: Indicate location and dimensions of proposed driveway, all property lines, and right of way dimensions.

Pavers: If the driveway will be constructed using paver blocks, a paver edge detail may be required on the plan.

  • Site Plan
  • Location and Dimensions: Plan indicating location of proposed generator and all dimensions to property liens, trees, and to existing structures. Include proposed gas line location (if applicable).
  • Mounting Pad type identified: Slab, prefab pad or stand.
  • Site Elevations: Existing and proposed assumed site elevations on a 25’ grid and 10’ past the adjacent property lines.
  • Survey: If proposed enclosure includes over 1,000 square foot of new concrete slab a signed and sealed
  • Completed Owner-Builder Acknowledgement form (if applicable)
  • Residential Energy Calculations (if applicable)

Documentation Required:

  • Site Plan
  • Location and Dimensions: Plan indicating location and dimensions of proposed pool, all property lines, onsite structures, and power lines.
  • Site Elevations: Existing and proposed assumed site elevations on a 25’ grid and 10’ past the adjacent property lines.(Assumed site elevations are acceptable).
  • Survey: If proposed pool includes over 1,000 square foot of deck, a signed and sealed topographical survey with elevations on a 25’ grid and 10’ past the property lines is required.
  • Trees: Identify all trees within 20’ of proposed work (including species and diameter of each). Specimen trees 24” DBH (diameter breast height) require a minimum of 15’ foot protective distance and Grand Trees 32” DBH or larger require a minimum of 20 foot from the construction.
  • Easements: All COT easements and private easements must be shown.
  • Cross Section: Cross section from property line to property line through the pool detailing proposed and existing elevations in relationship to finished floor elevation of the house/lanai.
  • Structural Plans
  • Signed and sealed structural plans to the current Florida Building Code, digital signature standards, and relevant laws, ordinances, rules and regulations stated in FBC section 454.2. Engineered pool structural plans may be placed on file through a separate process. Once approved they may be used for same day applications.
  • Plumbing: Completed piping, water supply and plumbing calculations. May use APSP-15 information sheet.
  • Completed: Owner-Builder Acknowledgement form (if applicable)

  • Product Approval: State of Florida Product Approval number, Manufacturer installation instructions.
  • Recorded Notice of Commencement: Prior to first inspection.​
  • Completed Owner-Builder Acknowledgement form (if applicable).​
  • Completed Roof Mitigation Form completed by licensed professional.​

  • Location and Dimensions: Plan indicating location and dimensions of proposed enclosure, all property lines, onsite structures, and power lines.
  • Site Elevations: Existing and proposed assumed site elevations on a 25’ grid and 10’ past the adjacent property lines.
  • Survey: If proposed enclosure includes over 1,000 square foot of new concrete slab a signed and sealed
  • Trees: Identify all trees within 20’ of proposed work (including species and diameter of each). Specimen trees 24” DBH (diameter breast height – see Exhibit E) require a minimum of 15’ foot protective distance and Grand Trees 32” DBH or larger require a minimum of 20 foot from construction.
  • Easements: All COT easements and private easements must be shown.

    • Indicate emergency escape locations for bedrooms (if applicable).
  • Completed Owner-Builder Acknowledgement form (if applicable).
